2005 Rating List – Time is Ticking

All non-domestic properties in England, Scotland and Wales were re-valued for rating purposes in 2005. The Rateable Values in the 2005 list/roll are based on rental values as at 1 April 2003, and rate liabilities based on these ‘new’ assessments became payable from 1 April 2005. The results are shown in the 2005 Rating List in England and Wales and the Valuation Roll in Scotland.There are rights of appeal against these assessments.
In England and Wales, these appeals can in the main be made at any time up to 31 March 2010 without any financial loss. The principal exception to this is when the appeal is for a material change of circumstances, in which case the appeal must be made before the next material change of circumstances occurs. Where the appeal is for an allowance due to disturbance it is important to ensure that the appeal is made at the correct time to gain maximum advantage.
If you do not appeal your business rates by 1st April 2010 you will lose the right to appeal the last 5 years of rates bills.
